From Parking Lot to Downtown Living Hotspot

At Kilbourne Group, we honor those who built our city by renovating and repurposing amazing historic structures. Many of our projects pay respect to the past, including the recently completed Mercantile project on the corner of Broadway and 4th Ave N.  

The Fargo Mercantile Co., a wholesale grocer, originally called this parcel of land home. The company’s four-story headquarters, built in 1909, housed their offices on the first floor, while the remainder of the building was used for packaging and storage.

 

 

The structure stood prominently at the corner of 4th Ave N and Broadway for many years before being demolished in the 1960s. By 1968, the corner was home to the Goodyear Service Center, which served the city for nearly 48 years before closing up shop in 2016.  

 

 

After its closing, the lot became home to the Red River Market, Creatively Uncorked, a community theatre, an art gallery, a variety of pop-ups, and even a movie set before its newest structure broke ground in 2019.  

 

 

The new Mercantile now stands proudly at six stories tall.  The city-owned and -operated parking garage boasts 367 parking stalls and is wrapped with mixed-use development. The commercial spaces on the first floor features enough square footage for up to seven new businesses, and the floors above have added 100 new apartments to the community.

From parking lot to a place for families, entrepreneurs, and the community, Mercantile will be a great addition to our city’s thriving downtown!
