Located on Broadway in the heart of downtown Fargo, the Mercantile project is a dynamic public-private partnership between the City of Fargo, Kilbourne Group, and Tom and Kari Smith, owners of the historic Great Northern Bicycle Company.
This transformative infill development replaces a former 85 surface parking lot spaces with a vibrant, six-story, mixed-use destination. Mercantile now features 367 structured public parking spaces, 100 modern apartments for rent, for-sale condominiums, ground-floor retail, and a dedicated substation for the Fargo Police Department — creating new opportunities to live, work, shop, and connect in the downtown core.
Designed and built by Kilbourne Construction Management (KCM), the project includes approximately 17,000 square feet of space for 5 to 7 new street-level businesses, enhancing Broadway’s retail corridor. The Smiths are developing nine owner-occupied condos, known as The Great Northern Block, along the north side of the project — adding unique homeownership options to the neighborhood.
Mercantile takes its name from the historic Fargo Mercantile Company building, a four-story brick structure that once stood on this site. Built in 1909 by C.H. Johnson & Co. and designed by the Hancock Brothers, the original building served the community for decades before being demolished in 1966. It was later replaced by the Goodyear Service Center, which operated until 2016.
By honoring the past and building for the future, Mercantile brings new energy and purpose to one of Fargo’s most iconic corners — reshaping it into a cornerstone of downtown living.
